Carnegie Building CARNEGIE BUILDING
Sundance Square is developing a new 304,000 sq. ft., Class A office tower at 3rd and Taylor Streets, across from the Fort Worth Public Library. The Carnegie Building will open in late 2007.

Carnegie Building CITY PLACE
Developer David Porter is transforming the former RadioShack corporate headquarters into a $200 million mixed use development in the heart of downtown. The north tower will be dedicated to office space, anchored by Range Resources. The south tower will be condominiums. Retail will be found on the ground floor and parking will provided on-site.

Wayfinding Program COORDINATED WAYFINDING PROGRAM
Design is complete for wayfinding signage to be installed in the Downtown, Historic Stockyards and Cultural District. The signage will be consistent in design and color to assist vehicles and pedestrians in finding destinations and parking. An interactive parking website is complete and compliments the signage package. Signage should appear on downtown streets in 2007. TXDOT is reviewing the plans.

Downtown Access and Circulation Study DOWNTOWN ACCESS & CIRCULATION STUDY
A committee of Downtown stakeholders completed short-term recommendations addressing traffic, pedestrian and bicycle movement. Some of the recommendations have been implemented and others are underway. Issues addressed include one-way to two-way street conversions, angle parking, valet parking, meter rates and location, and bicycle routes. View the Implementration Scheduled for the project.


Fort Worth Water Gardens FORT WORTH WATER GARDENS
In 2007, the City of Fort Worth completed work that refurbished key operating elements of the Water Gardens. Pump repair and replacements, safety improvements and enhanced landscaping and lighting are among the renovations.

Hyde Park HYDE PARK & 9TH STREET
The Fort Worth Transportation Authority and the City executed a design contract for the Hyde Park Transit Plaza and Ninth Street improvements to create a civic square and pedestrian-friendly corridor. $3.5 million in federal grants and local matching funds have been secured for acquisition, design and construction of the transit plaza, and GSA has allocated $1.1 million for improvements to the Federal Plaza. Construction is expected to begin in 2007.

Lancaster Avenue LANCASTER AVENUE
Reconstruction is underway on Lancaster Avenue, a catalyst project for redevelopment in the southern end of Downtown. The Lancaster Corridor TIF was created in late 2003 to provide funding for targeted projects. Funding from the TIF combined with 4.5 acres of excess right-of-way on the north side of the corridor will provide incentives for desired redevelopment in accordance with prescribed guidelines. The first Lancaster TIF project is the Texas & Pacific Lofts residential redevelopment. Street construction is expected to be complete in late 2007.

Convention Center Hotel OMNI CONVENTION CENTER HOTEL
The $75 million renovation and expansion of the Convention Center is complete and OMNI Hotels has begun construction of their 600-room, 4-star hotel immediately adjacent center. The building will include 86 condominium units on the upper floors and is expected to be complete in late 2008.

Pier 1 PIER 1 CORPORATE HEADQUARTERS
Adding 400,000 square feet of owner-occupied space to the skyline of downtown, the Pier 1 corporate headquarters rises 20 floors on 5th Street at the Trinity River edge. The $80 million high-rise houses 825 employees and includes room for corporate expansion.

RadioShack's $200 million, 35-acre riverfront campus houses 2,300 employees and features StoreOne, a high end retail showcase of cutting edge and future consumer electronics.

Sheraton Hotel SHERATON HOTEL
The Presideo Group is transforming the former Ramada Inn into a Sheraton Hotel. The building is currently closed for renovation and is expected to repen in early 2008.

T and P Building T & P TERMINAL BUILDING
Renaissance Development/Wood Partners has reopened the historic 1931 T & P Terminal building on Lancaster Avenue. The $26.1 million adaptive re-use development has delivered 136 high-rise condominium units in the historic tower and 96 low-rise condo units in a new building constructed east of the tower.


The Tower THE TOWER
Through a public-private partnership, the long-vacant former Bank One Tower has completed its transformation into a high-rise residential project offering 294 units. The project sold out in a matter of months and has inspired the development of more owner-occupied residential in downtown. Retail space is now available on the ground floor.

Trinity River Vision TRINITY RIVER VISION
The Trinity River Vision plan was completed in March 2003. Flood control and development issues are addressed by the plan, laying the groundwork to significantly increase the Downtown population over the next 40 years. A Riverfront TIF has been created to help fund public improvements required within the the project's 800 acre downtown segment. $1.3 million in federal funding has been secured by Rep. Kay Granger to continue the study and to cover the cost of pre-engineering and design work. The US Congress approved $110M in Fall 2004. The Corps of Engineers approved the project in 2006. The City of Fort Worth has developed a relocation assistance package for businesses in the path of proposed waterways, bridges, streets and other rights of way. The Trinity River Vision Authority is leading this award winning center city improvement project.

Trinity Bluffs UPTOWN FORT WORTH
The $300 million redevelopment led by Tom Struhs on the northeast end of Downtown is planned to bring thousands of residents and neighborhood retail to the riverfront. Lincoln Properties has built the first residential structure, a 300 unit apartment building. Lincoln plans to build more units in the community. Palisades, a 40-unit townhome development is also under construction. Struhs has also begun development of a new upscale condominium tower in the neighborhood.
